Brazilia Heights
The newest subdivision development in Susana Heights, Muntinlupa City
Brazilia Heights is nestled inside the 300-hectare Susana Heights Subdivision which is located in Barangay Tunasan, Muntinlupa City. Anybody who has been to the south has at least passed by Susana Heights Exit right after the Alabang Exit. That?s the route to take to get to Brazilia Heights.
It sits on a property that measures 14.90 hectares. In Brazilia Heights, there are no house and lots for sale, just lots. It is composed of 281 lots that range in size from 177 square meters to 692 square meters, while prices, depending on the desirability of the lot, range from P13,000 to P18,000 per square meter.
Brazilia Heights has two very prominent features.
It is endowed with a ragged but beautiful terrain. Many lots are either uphill or downhill making it difficult for traditional architects to build on. Many young and innovative architects, on the other hand, seek this kind of terrain to design multi-level and beautiful houses. To the right is how some architects deal with lots with irregular terrain.
There are basically two types of lot at Brazilia Heights
- Typical Lot ? is basically a flat lot
- Ridge Lot ? is composed of a flat part (Type A) on which the house will be built and a sloping part (Type B) for landscape and hardscape purposes only. With a ridge lot, the price of the flat part (P13,000 to P18,000 per sqm) is added to the price of the sloping part (P3,000 to P3,900 per sqm) to get the total List Price of the lot.
Brazilia Heights is located in an area that is filled with so many trees. When I accompanied a client to the area last June (in Lindenwood) at 10:30 am when most birds were supposed to be nesting, I was surprised to see so many birds of different vibrant colors chirping or flying from one tree to another or simply traipsing on the streets; they were all over. The place is an undeclared bird sanctuary? a bird watcher?s paradise.
At Brazilia Heights, one can experience nature without being too far away from the city centers.
