Home Sale Threats in Your Neighborhood

If you’re trying to sell your home, you’ll be surprised to know that the condition your home is in is not the only thing that affects its chances of getting sold. There are certain things in your neighborhood that can also drag down the value of your home, so you have to work extra hard to attract a buyer.

Having a noisy neighbor is the least of your problems; living near any of these places or features can and will threaten your home sale.

1.       Unkempt yards – If it looks like it’s been a while since your neighbor has cleaned his lawn, buyers will get turned off, and may also dread having to live next to them. Home buyers can be swayed by first impressions, so no matter how nice your house looks on the inside, they won’t want to be greeted by a next-door yard that looks like a perpetual garage sale or a jungle.

2.       Factories – Factories belch out black smoke, leach contaminants into water and can be incredibly noisy. If this is your reason for moving away, you’ll have a hard time finding a buyer to take your place.

3.       Foreclosed houses/houses for sale – Foreclosures or many houses for sale surrounding your property can make a buyer nervous. They will take this as a sign that the local real estate market may be in trouble which can affect the value of the home should they buy it and decide to sell later on.

4.       Deserted businesses – Closed businesses and schools are signs that a town may be lacking in funds, and that the government doesn’t consider them as priorities. Any business-minded buyer will assume that, should he decide to open a business, it won’t be long until he faces the same fate. More to that, if walkability is important to the buyer, closed establishments will mean that they’ll have to travel far for places like schools, grocery stores and banks.

A neighbor who’s noisy or messy can be dealt with through communication, and in severe cases, the local government can admonish a factory if it’s violating certain health codes. Some things, on the other hand, are beyond your control, such as foreclosures. Don’t lose hope though; there are still buyers who can look past these as long as your house has the things that they feel are most important.
